i got 2 homes and each got 2 loans (1st and the home line of equity).
the townhome needs repair yet i can’t really afford replacing the carpet. the other home is 1bed condo (luxury style with a gate) yet who wants a place like that nowadays…
i’m to pass my grace period to ask 4 banks about ‘short sale’. will home line of equity loan let me go with short sale?
will they put my mortg. on ‘hold’ so i don’t have to pay for how long?
what if i can’t have the property sold after how many months allowed?
will i still owe the months i was on ‘hold’ to not pay awhile? any risk i should be aware…?
real estate market is putting me in agony…..

I have had a dream know for about three years to start a boat repair business. I have been in the industry for about ten years now and know lots of people that could use my services. I have a huge mortage payment and feel like I can not leave my present employer and be able to make my mortage payment right away. I feel like if I could get a loan I could make it in the long run without a problem. I have good credit but no money. With the real estate market crashing, I dont think I have any equity on my house to get a home equity loan. Does anyone have any suggestions? I can not start business now because it would be conflict of interest with my current employer. Please help!!

My husband and I are thinking of purchasing an investment property by way of using a home equity loan on our first home. Is this a smart thing to do? what are the down sides of it? We don’t have money of our own in the bank to do it, but it seems like a good time to take advantage of the changing real estate market.
