Is there a mortgage company that gives people a second chance with bad credit but a good income? One that doesn’t charge an arm & a leg in interest? One that actually tries to help people who screwed up their finances and want to get on track without bankruptcy?

I, like many others, have had financial issues and defaulted on my mortgage, 120 days+. I now am back to normal servicing, but have a higher payment than originally. When I went into default the mtg. co. said they raised my interest rate because of the default, increasing my pmts. 0.00 a month. I keep getting letters that I can streamline my mtg. or reduce the interest rate because it is an FHA loan, even if you defaulted, but when I inquire and someone say’s they will get back to me, I never hear from them. So, again I now struggle with a 1,900.00 pmt., horrible credit, and wonder how I can reduce the interest which I believe is at 6.7 or 6.5 when it originally was 6.35. My husband and I work and are stable and we have a good amount of equity in the home. It’s sad that the only people who benefit by lower rates are those with excellent credit and no past or present issues, but people like me who need a lower rate to not have bad credit or build it up, and avoid issues, are the ones who cannot even get considered. With everything we need to survive and get to work so expensive how can there be a balance of some sort? Can someone help?

THE POINT IS HELPING THOSE WHO DO NOT HAVE GOOD CREDIT REDUCE THEIR PAYMENTS AND IF THE ONE WHO ANSWERED AND IMPLIED THAT DOESN’T UNDERSTAND THE ISSUES TODAY WITH THE ECONOMY OR DON’T CARE BECAUSE THEY DON’T AFFECT YOU THEN DON’T COMMENT.

I went to the bank today and tried to get a home equity loan but they turned me down because I had bad credit. I have a stable job that I worked at for over 5 years, I own my home and it is fully paid for. I drive a 2006 Mustang Gt but they still turned me down because of bad credit. I wanted to get the cash to fix my home becuase it need new pipes and a heating system, so i wasnt going to go blow the money. My credit isnt super bad but its still not good, is it possible for me to get a home equity loan without good credit. i DONT want any online loan stuff or any stuff like that. I LIVE in a small town with not that many banks and i need this loan before winter. cAN I GET THIS LOAN WITH MY BAD CREDIT?

My husband and I bought a manufactured home back in 2001. Unfortunately, we were very inexperienced and did not understand that having money down at closing was so important. At the time, we also had bad credit, but the dealer was determined to sign us. We ended up buying down 7 points and rolling it into the cost of the loan along with the other closing costs in order to lower our interest rate into something we could afford. It was lowered from 12.5% to 10.75%. We have always made timely payments for the last 6 years, but would like to refinance to get the incredibly high interest rate down. Our current lender says that 10.75% is their lowest rate, and our credit union won’t finance due to the negative equity. The house is appraised at ,000 and we still owe ,000 on the loan. I’ve heard that there are loans available for 125% of a home’s value, but not if it’s manufactured. Does anyone know of any alternatives or have any useful suggestions to help us?
Also, just to clarify, the house is attached to a permanent foundation on a piece of land that my husband and I own.

Tell me to contact a person with a yahoo email address and say they got a great loan with a 2% interest rate. Does this seem like a scam? Here are some of the replies..

It just sounds fishy to me. I’m looking for a home equity loan or 2nd mortgage to help pay off some medical bills and for some extensive dental work for my son. Would also like to have some in savings for emergency. My wife and I have a low credit score due to a injury about 4 or so years ago and not being able to work. Most of our income go towards helping our son receive services to help him succeed as he has a disability. I am now back to work and my wife continues with her job as a teacher. We also have our house paid off in full and have no credit cards. The only debt we have are some medical bills.
It just seems weird how some people have replied with a few different email address about this guy in my other questions. I guess if I read the paperwork thourougly and have a attorney look at it I should be alright if legit, correct?
Thanks for the answers. I emailed the person with a email address I just created. It is someone from nigeria asking info such as name, address, phone number, and ssn if applicable. It is a total scam for sure. I also read other questions on here similar to mine with the same sort of responses. If it sounds to good to be true, it usually is! That’s kind of what I figured but thought it was worth asking. I’m going to talk to my local bank, explain my situation, and hopefully they can help or point me in the right direction.

I have bad credit and bought a rundown property and fixed it up over time. I used my own money in financing the purchase of the property and have no mortgage. Is it possible for me to get an home equity loan for this property? its market value is around 0,000 and its assessed value is ,000. Thanks for any input.
